103 Colmore Row is Birmingham's tallest office building — a 25-storey Grade A development where the controls package had to serve both landlord plant and a highly flexible tenant fit-out strategy.
The challenge
A tall, mixed-tenancy office requires a control system that can be sub-divided as floors are let, without re-engineering the landlord systems each time. Access and logistics on a city-centre tower also placed a premium on accurate coordination before installation.
Our approach
Robell delivered the installation, integration and commissioning of the Building Management System, working alongside the M&E contractor to sequence panel installation and field wiring floor by floor as the building topped out.
The outcome
The building was handed over with a fully verified control system, complete point records and a head-end that gives the landlord clear visibility of plant performance across every floor.
